Modify a Plan

We are able to modify any of our house types to reflect your personal preferences or to suit individual needs. For instance, we can change exterior wall finishes, window and door styles, roof finishes etc.

You may have found a plan that almost suits you but you would like to change a wall or door location, bath or kitchen layout or mirror the plan etc. We will be pleased to do this for you for no additional cost.

We only make a small charge if you add square metreage to the design. For example, if you add a room or increase the length or width of the building, we would add £2.00 per square metre to the plan cost. For example, if you buy one of our standard designs and you want to add a 3 m x 4 m conservatory, 3 x 4 = 12 X £2.00, would add £24.00 to the cost of your plans.

The steps involved to obtain your modified plans:

1. Purchase the house design of your choice

2. You will then receive a copy of the plans in A1 format with a Design Questionnaire and a red pen to mark your changes

3. We would advise that you take your time to make any design changes and when you feel happy with your decision, ensure that these are marked as clearly as possible on the plans. If you feel that we need to have any additional information on your preferences please write these on an extra sheet of paper and include with the returned plans and questionnaire.

4. On receipt of your modified plans we will review these and contact you if we have any questions. If no additional cost is involved we will make the changes that you have requested and send you a full set of amended plans in a protective postal tube.

5. If you have added to the size of the house design, you will need to pay any additional cost at the time that you return the plans and questionnaire to us.

6. If, due to an error on our part, we omit one of your changes we will put this right free of charge. However, if you decide to make changes after you have received the final set of plans, there will be a £50.00 charge to make the changes and an additional cost of £15.00 to send out a new set of plans.
